IRIS Veneracion

Iris Veneracion is the Director and Founder of InvestClub for Women, and Co Leader of WREN OC;  two  fabulous real estate communities in Southern California.  She began her full time real estate investing career in 2003 when she quit her 6-figure corporate job in mortgage finance. She has managed a real estate portfolio of over 40 properties out of state and has since purchased, wholesaled and/or rehabbed and sold over 200 properties in Southern California.  In[masked], she took note of the growing opportunity in Southern California due to the market crash, so she began liquidating her portfolio out of state and parlaying her investments to long term holds locally. Today, she focuses all her investments, time and energy in the Southern California market. She loves to fix and flip (just like the TV shows) and has also found the perfect balance in rentals. She is very happy she no longer has to get on a plane to visit a property she owns.  In the last few years, Iris has been taking advantage of an innovative market technique using Airbnb, a vacation rental website, and has found a sweet spot on how to double and sometimes triple your market rents in less than a month.Iris believes in the “Power of Partnerships”, relies on the resources of great relationships and stands behind the benefits of being part of an active real estate community. Although not all her investments have been perfect – she’s experienced painful setbacks as well as  “homeruns” – she’ll be the first to share her lessons so others do not have to go through the same.  She treats real estate investing as a business and understands that best way to learn is by taking action. She is the proud creator of “The 60-Day Challenge” – a unique hands-on, butt kicking real estate “extreme” experience and enjoys being the director of the dynamic group at InvestClub.

Kristi Cirtwell   Cirtwell Investments

Kristi bought her first house in 1999.  It was a single family home with a basement apartment that needed major remodeling. Within 4 days of owning the property, she had the basement gutted. Then she called her dad and said, “Help! How do I put this back together?!” And that was what got her interested in remodeling houses.
It wasn’t until 2008 that Kristi decided to move from Toronto, Canada to Long Beach to start a full time rehab/re-sell business. She purchases distressed properties in Los Angeles and Orange Counties to rehab and re-sell.
Kristi currently lives in Cerritos, CA. In her spare time she enjoys playing her guitar, camping in the Kombi and visiting her family in Canada.

Holly Mckhann – AKA Hard Hat Holly

Hi! I’m Holly and I’ve done over 200 fix and flips in Southern California with my husband, Scott. I began my career as a CPA, working for Ernst & Young, and also earned an MBA in finance. After 5 years of full-time accounting work I “took a break” and had four kids LOL. I focused on them full time until the baby started school, at which point I jumped into real estate investing with my husband in 2008.
Scott and I worked together in the business, and he was great at running a team to buy homes at trustee sales, commonly called “the courthouse steps” here in Southern California. After buying our first 100 houses at auctions, that opportunity dried up. We had to adapt or die, so I started networking for deals with realtors and every day people I encountered in my life.
I have bought over 100 homes with no money spent on direct mail- just making friends and providing value to others. We currently hold and self-manage long term rentals in Southern California as well as a transitional living facility. I am a licensed, active realtor, and I love helping buyers and sellers, bringing my HUGE house flipping experience to bring extra value to my clients.
I have been married 25 years (yes to the same man) and my four kids are now in high school and college. I am blessed to live in the beautiful vacation-like beach town of Dana Point, California, where I LOVE to paddle board when I can tear myself away from my work.
