Are you getting ready to sell your house? Unless you are going to sell your house yourself, you will want need a real estate agent. Based on our experience working with many agents, we have 7 tips for finding the one that is right for you.
Most people begin their search by inviting agents to their house. You might encounter one who is young and very tuned in to the new real estate marketing technology. That is a good trait to have: Ability to use the internet to sell your house. One agent had an iPad slide show that outlined how he would market the house to other real estate agents and to prospective home buyers.
Another trait of a good agent is likeability. You may find agents that you like right off. You need to like the agent. You will spend considerable time with an agent either viewing properties or talking about the selling process. It helps if you get along.
A third trait is experience. You will want to know if the agent knows your area: the schools, the shopping, the walking areas, and the neighborhood in general. If he/she does not know the area, how can they convince buyers to move here? Experience also means have they been selling or listing homes in your area. You may ask how long have they been in the real estate business? Youth and exuberance are wonderful, but experience may trump all. You decide when you interview agents.
A fourth trait to look for is availability. A friend interviewed an agent who suggested putting the house up for sale by the first week in December to take advantage of lack of supply during the holiday season. One problem, he would be on vacation until after the first of the year, but his assistant could reliably handle everything in his absence. Maybe he could, maybe not.
Availability can also mean by phone. Nothing can be more frustrating than not being able to reach your agent with important questions. The agent should be available by phone, text, and email. By the way, that does not mean that your agent should be available at all hours of the day or night. It means your agent calls you back within a reasonable period of time.
A proven track record and happy clients. Ask for references. Give those sellers and buyers a call. We hope you find an agent who is positive, knows the best time to sell, suggests a price based on comparisons in your neighborhood, recommends staging the house and its importance, and has professional photos taken.
Finally, ask your friends for referrals.
